Practical advice

Water leaking through a ceiling: what to do next.

Keep people out of the affected area, especially if water is near a light fitting or the ceiling is sagging. If a plumbing leak is suspected, turn off your internal water stop tap only if you can reach it safely. Arrange urgent help.

Stay clear before trying to find the source

Do not stand beneath sagging or damaged ceiling material. Do not poke a hole, pull at plaster or touch a wet light fitting. Avoid using the room while there is a risk from the ceiling or electrics.

Water near a light, socket, switch or appliance needs electrical safety attention as well as a plumbing repair. Electrical Safety First advises switching off the electricity only when it is safe. Do not touch a wet or damaged consumer unit, exposed wiring or anything you need to cross water to reach.

Ask a registered electrician to assess electrical fittings affected by water. Do not turn them back on or assume that drying out has made them safe.

Limit further water only from a safe position

If a plumbing pipe or fitting may be leaking, the internal stop tap can stop the incoming water supply. United Utilities explains where this tap is commonly found. Only use it if you recognise it and can reach it safely. If it is stuck or inaccessible, leave it and say so when calling.

Water seen downstairs does not prove the source is directly above the stain. John will need to assess what is leaking and what repair is appropriate. Do not enter a loft, lift flooring or remove fittings to trace it.

Useful observations for the repair call

Call John on 07973 344480 for plumbing water-leak repair. From a safe position, describe:

  • Your location and which room is affected.
  • Whether water is dripping steadily or the stain has stopped changing.
  • Any visible sagging and whether electrical fittings are nearby.
  • Whether the problem followed use of a bathroom or appliance.
  • Whether turning off the internal stop tap changed the flow.

These details help the conversation; they do not establish the cause remotely. A photograph is useful only if you can take it without approaching the hazard.

Access, damage and next steps

Tenants should notify their landlord or letting agent. If you are reporting the fault for someone else, explain who can provide access and approve work. Keep a record for your insurer where safe; policy cover must be checked with them.
