Make the fault report useful
Give the address or location when you call, the tenant’s description of the problem and whether water is escaping. For a boiler fault, a make, model and visible code can help if someone can read them safely.
Explain who is arranging the work, how access can be provided and who should receive the update. These details should be agreed for the individual visit. No key collection, tenant-management service, retainer or response-time agreement is assumed.
Discuss repairs and authorisation
John can discuss water leaks, burst pipes, boiler faults and heating-system repairs. Make clear who can approve the proposed work.
Where possible, likely cost is discussed by phone before attendance. If inspection identifies additional work or parts, John will explain what is needed before proceeding. Ask about the scope and communication arrangements rather than assuming a particular fee structure or service package.
